How to tell whether you need a replacement or a repair.

Age alone doesn’t decide it. A well-installed architectural shingle roof in Central Texas can outlive its warranty, and a poorly installed one can fail years early. What matters is the condition of the system — shingles, decking, flashing, ventilation — not the number on the receipt.

These are the things that actually push a roof from repair to replacement:

Granule loss across the whole roof, not just in one valley — the shingle mat is exposed and UV does the rest quickly
Widespread cracking, curling, or cupping rather than damage concentrated in one area
Soft or spongy decking underfoot — moisture has been getting in long enough to affect the structure
Repeat leaks in different locations, which usually means the system is failing rather than a single detail
Hail bruising distributed across all slopes, documented at a density an adjuster will recognise
Two or more layers already installed — another overlay isn’t a legitimate option

One or two of these on their own often means a repair. Several of them together, across multiple slopes, is a roof that’s telling you something. We’ll show you photographs of what we find either way, so you’re looking at evidence rather than taking our word for it.

Tear-off to the deck

Full removal of the existing roof so the decking can actually be inspected. Overlays hide problems and shorten the life of what goes on top.

Rotten or delaminated sheathing gets replaced. We show you the boards we pulled and price it before we do it — never as a surprise on the invoice.

New flashing, not reused

Valleys, chimneys, sidewalls, and penetrations get new flashing. Reused flashing is one of the most common causes of a leak in an otherwise new roof.

Ventilation that actually works

Intake and exhaust balanced for the attic. In Texas heat, under-ventilated attics cook shingles from underneath and quietly void manufacturer warranties.

Decking condition

Unknown until the old roof comes off, which is why it’s priced per sheet and shown to you before replacement.
