Local conditions
What’s different about roofing out here.
Wind exposure. Homes on the ridges and along the open water take wind that sheltered neighbourhoods don’t. Uplift damage — broken seal bonds and creased shingles — is more common here, and it’s the damage type that looks like nothing from the driveway.
Terrain and access. Hillside lots, steep driveways, and tight approaches mean staging a tear-off takes more planning. Material delivery and debris removal are genuinely harder, and any bid that hasn’t accounted for that is going to find out during the job.
Tree cover. Heavier canopy means more debris in valleys, more moisture retention against the roof surface, and a higher chance of limb impact in a storm.
Steeper pitches. A lot of the housing stock out here carries steeper roof pitches, which changes both the labour and the safety requirements — and therefore the honest price.
