Local conditions
Older housing stock changes the job.
Multiple layers. Older homes have frequently been re-roofed more than once, sometimes as an overlay rather than a tear-off. Two existing layers roughly doubles tear-off labour and disposal, and it’s a cost nobody can know about from the driveway.
Decking condition. Older decking is likelier to have soft spots, previous patch repairs, or plank sheathing rather than modern plywood — all of which affect how the new roof gets fastened.
Structures worth respecting. Some of the housing here has real architectural character, and a roof replacement should keep the profile and detailing intact rather than flattening it into whatever’s easiest to install.
Pecan canopy. Seguin’s mature pecans are part of what makes the town, and they are also a steady source of limb debris and shade-driven moisture retention on the roofs beneath them.
